Zanklon Capital is a European real estate investment and asset management company that specialises in real estate private equity and distressed securities, with offices in London, New York and Milan.
History
[edit]Zanklon Capital was founded in 2015 in London by Natale Giostra.
The firm derives its name from the ancient name of Giostra's native town, Messina. The Greek colonists who founded the city in the 8th century B.C. gave it the name "Zankle" (Ancient Greek: Ζάγκλη), from the Greek Zanklon (ζάγκλον), meaning scythe, based on the shape of Messina's natural harbour.[citation needed]
By the end of 2015, Zanklon Capital partnered with CNM Estates, a London-based commercial and residential developer, to acquire Tolworth Tower, a former office and retail scheme built in 1963 and designed by George Marsh of R. Seifert and Partners.[1] Zanklon Capital arranged the £42 million acquisition and development funding from senior lenders ESR Group (formerly Venn Partners) and Aprirose.[2][3]
In 2016, Zanklon Capital and CNM Estates forward sold to Invesco Real Estate, for £62.8 million, the east tower of Sutton Point, a 180-unit built-to-rent scheme in south London.[4][5][6] Sutton Point was a large mixed-use asset that included a 99-key Ibis hotel and a 59-key Adagio aparthotel (both brands of Accor, Europe's largest hotel company). Zanklon Capital also arranged the Sutton Point's development funding provided by senior lender Starwood Capital Group.
Former Lehman Brothers and Credit Suisse investment banker Giuliano Cislaghi joined Zanklon Capital in 2017, but left in 2021 to pursue other opportunities in the renewable energy sector. Cislaghi has remained as a senior advisor of Zanklon Capital.
Following the withdrawal of the United Kingdom from the European Union in 2020, Giostra decided to focus Zanklon Capital's strategy entirely on the Italian real estate market.
In 2018, Diego Pepe, a seasoned professional with over 30 years of experience within the Italian government and commercial real estate market, joined Zanklon Capital as its chairman.[7]
In 2022, Zanklon Capital partnered with Investcorp to acquire, for €128 million, Via Paolo di Dono 44 in Rome, an office building entirely let to the International Fund for Agricultural Development (IFAD) (a specialised agency of the United Nations).[8][9][10][11]
Following the COVID-19 pandemic, Zanklon Capital recognized the seismic changes in the rapidly evolving Italian hospitality industry, shaped by new traveller behaviours, post-pandemic market dynamics, and the growth of international real estate investments in the local hotel sector. Based on these new trends, Zanklon Capital decided to shift its resources to focus on the hotel market.
In 2024, Yoav Gery joined as a partner in Zanklon Capital, adding his expertise in transactions, project management, legal, branding, operations, and global expansion in the hospitality industry. During his career, Gery oversaw the initial global launch of EDITION (a brand of Marriott International), structured the initial expansion of Ritz-Carlton (another brand of Marriott International) into the branded residential segment and led WeWork's growth into the international market.
In 2024, Zanklon Capital partnered with Extendam, a Paris-based private equity investor specialising in business and lifestyle hotels, to forward purchase a 150-keys hotel in Lake Como to be branded Mama Shelter, a 4* brand under Ennismore group within Accor[12][13]
Through its broad network of relationships, and its partnership with an Italian-based special servicer, Zanklon Capital identifies off-market opportunities to acquire distressed hotels and NPLs at below market pricing. Zanklon Capital's current pipeline, totalling over €200M, includes the acquisition of existing hotels in Milan, Tuscany, Sicily, and Sardinia, which Zanklon Capital intends to renovate and reopen in partnership with global brands.
