I don't know if there's any citable research supporting this, but I would bet that the increased development of retail on the other side of the Hudson (i.e. Route 300 near Newburgh) and the rising cost of gas have also played a part in killing South Hills. We used to have to go over there to do serious shopping ... not anymore, now that we're getting a lot of the same stores over here.

I would also wager that OfficeMax's closure was probably not so much due to the nearby Staples as its post-Boise Cascade merger consolidation. I used to make a point of going there as I was a shareholder and it was the closest one to me. Now I'm not, and I go to the Middletown Staples for all my office-supply needs.
