Arc Tower is a proposed 45 story residential skyscraper in Newark, New Jersey, which, if built, would be one of the tallest buildings in the city and be located on Broad Street between Military Park and Harriet Tubman Square in Downtown. The project was designed by INOA Architecture, which has also conceived other projects in Newark.
Background
[edit]The site at 571 Broad Street was last used as a flower shop. It was purchased by the Ocean View Captial Management in 2022 from an Brooklyn-basewd LLC.[1] Plans for construction of the Arc Tower were announced in November 2022.[1] After months of going back and forth to Newark Landmarks and Commission Board it was finally approved by Newark Central Planning Board, due to the projected not being listed for the landmarks commission for 45 days.[2] [dubious – discuss]
Design
[edit]The tower was designed by INOA Architecture, founded by Murat Mutlu in 2010. Rising to to a height up to 520 ft (158 m) it will be topped with angled crowns with parapets sloping in opposite directions. Clad in reflective glass, the towers will have asymmetric bifurcated massing with a series of ornamental voids, or cutouts, in the exterior curtain wall, cascading to tier outdoor terraces and wind-sheltered outdoor living areas. The complex will have has approximately 344 apartments, 20% of which will be affordable as prescribed by the city's inclusionary zoning ordinance. It will have commercial areas, but will be built without a parking podium.
INOA is the architect of record for other residential projects in Newark: 50 Sussex Avenue in University Heights;[3] and the 3-tower Halo, the first of which topped-out at 454 ft (138 m) in early 2024.[4] The Newark Summit Tower, a 515 ft (157 m) 41-story high-rise within the Four Corners Historic District is another proposed project designed by INOA.[5][6]
