Crowdlitoken AG is a Swiss-based company specializing in the tokenization of real estate assets through blockchain technology.[1] The company offers an investment opportunity by allowing individuals to purchase fractional ownership of real estate properties across Europe using its digital tokens.[2][3]
History
[edit]The company was founded in 2018 by a consortium of Swiss investors.[4] A major milestone was reached in April 2019 when the Financial Market Authority of Liechtenstein approved the company's prospectus, enabling the initiation of its token sale in ten EEA countries.[5][6] Crowdlitoken successfully raised USD 18.5 million during its initial CRT public sale.[7] Shortly thereafter, FINMA granted authorization for the sale of tokens in Switzerland, establishing a hard cap of USD 205.8 million.[5][8][9] Crowdlitoken began building its European real estate portfolio by purchasing its first property in Oensingen, Switzerland, valued at CHF 9.15 million, with an annual rental income of approximately CHF 600,000 and a gross yield of 6.7%.[10] Under the leadership of CEO Dadvan Yousuf, the company further expanded its portfolio with the acquisition of a commercial property in Heimberg, Switzerland, valued at CHF 5.65 million, generating an annual rental income of around CHF 285,000 and a gross yield of over 5.1%.[11]
Business Model
[edit]Crowdlitoken operates by creating digital tokens that are directly linked to real estate assets.[12] Each token represents a fractional ownership in a specific property, allowing investors to benefit from rental income and potential capital appreciation.[13] Investors can choose which properties they wish to invest in, and the tokens can be traded on secondary markets.[14] The company's platform offers detailed information on each property, including expected returns, risk assessments, and legal documentation.[15]
Acquisition
[edit]In 2021, Dadvan Yousuf, a Swiss-Kurdish entrepreneur known for his ventures in the blockchain and real estate sectors, took over Crowdlitoken AG.[16] While specific financial details of the acquisition were not disclosed, it is estimated that Yousuf invested several million CHF to gain a controlling interest in the company.[17][18]
